Director of Special Projects
Colvos Construction is developing a Special Projects Division comprised of Project Managers, Project Engineers and Superintendents who are highly specialized in undertaking challenging projects that demand speed and innovation, typically ranging from $10,000 to less than $5 million.
The Director of Special Projects will have the opportunity to lead in growing this division and create a foundation for successful growth in accordance with the culture, goals, and objectives at Colvos. As this is a new position, the successful candidate must be able to build the division from the ground up, with the support of Colvos Leadership.
Overall management of the Special Projects Division, including, but not limited to Business Development, Project Team, Project Schedule, Project Budget, Profitability, Job Costs, Owner Billing, Quality, Subcontractors and Subcontracts, and maintaining strong relationships with the Client and other project consultants and team members. This position demands leadership, accountability and a high degree of independence.
Manages and develops their project team (Project Managers, Superintendents, Project Engineers, Project Coordinators) through supervision, training, coaching, clear direction and establishing expectations.
Develop and manage client relationships
Generate new sales through targeted business development efforts
Lead bid efforts and respond to RFP/RFQ’s
Responsible for client satisfaction, schedule compliance, budget, and profitability across all SPD projects
Highly capable of being involved in all phases of the projects assigned including pre-construction, start-up, and close-out.
Drive enforcement of safety protocols by the project staff.
Ensure that Quality Assurance/Quality Control (QA/QC) protocols are in place.
Lead the review and assembly of the Owner Contract and contract exhibits.
Provide leadership in risk evaluation, contract negotiations, fee and pricing decisions.
Review all project costs including subcontract/PO billings, direct project costs, Colvos labor costs.
Prepare timely monthly applications for payment to the client and that payment is received on time.
Work with the superintendent to review project staffing and labor needs throughout the project.
Prepare and conduct the Colvos monthly project review meeting with Colvos project and Colvos management.
Bachelor’s degree in Construction Management or equivalent
Minimum of 7 years of commercial construction experience, 5 years as Project Manager
Proficient in Microsoft Office, project scheduling, estimating, and Procore software experience a plus
Strong planning skills, negotiation skills, risk management, and the ability to manage and develop a team.
Excellent analytical and problem-solving skills, excellent communication skills, highly organized and responsive to the needs of the client and the project team.
