Senior Project Manager

This is an exciting opportunity for a senior position within Colvos’ growing Healthcare market. Along with the Business Development team, the Healthcare Market Lead is responsible for pursuing, proposing, and winning local contracts for TI/Renovation and ground-up projects, and then leading individual teams to the successful completion of awarded projects.

Existing knowledge of and relationships with the relevant potential client-base is required. SALARY

Starting salary is approximately $185,000, based upon relevant experience and connections in our local healthcare market.

HIRING BONUS AVAILABLE

RELOCATION ASSISTANCE AVAILABLE

Colvos will provide financial assistance to professionals relocating to Tacoma, WA from within the Puget Sound region.

responsibilities

The Healthcare Market Lead responsibilities include working closely with Colvos leadership and are accountable for all aspects of the project including, but not limited to: Project Team, Schedule, Project Budget, Job Costs, Owner Billing, Quality, Subcontractors and Subcontracts, and maintaining strong relationships with the Client and other project consultants and team members.

essential functions

  • Highly capable of being involved in all phases of the projects assigned including pre-construction, start-up, and close-out.

  • Participate in review of project construction documents, request, review and track value engineering, assist with estimate preparation (send out RFP’s, review sub bids, prepare project budget).

  • Assist with the review and assembly of the Owner Contract and contract exhibits.

  • Work with Superintendent to create and maintain schedule based on subcontractor scopes, buyout, durations, etc.

  • Capture Lessons Learned throughout the project for incorporation into Colvos master Lessons Learned database.

  • Manage and develop their project team (Project Engineers, Project Coordinators) through supervision, training, coaching, clear direction and establishing expectations.

  • Provide leadership in risk evaluation, contract negotiations, fee and pricing decisions.

  • Managing the overall project budget and job costs to ensure the project is profitable.

  • Review all project costs including subcontract/PO billings, direct project costs, Colvos labor costs.

  • Prepare timely monthly applications for payment to the Client and ensure that payment is received on time.

  • Oversight of Project Engineer’s duties such as Submittals, RFIs, Change Management preparation.

  • Negotiate and write subcontracts and subcontract change orders.

  • Work with the Superintendent to review project staffing and labor needs throughout the project.

  • Prepare and conduct the Colvos monthly project review meeting with Colvos project and management teams.

  • Conduct weekly OAC meetings, site staff meetings, and MEPF design and coordination meetings.

position requirements

  • Bachelor’s degree in Construction Management or equivalent

  • Minimum of 15 years of commercial construction experience

  • Experience managing commercial construction projects from start to finish with a value of at least $10 million

  • Proficient in Microsoft Office, project scheduling, estimating, and Procore software experience a plus

  • Strong planning, negotiation, and risk management skills, and the ability to manage and develop a team.

  • Excellent analytical and problem-solving skills, excellent communication skills, highly organized and responsive to the needs of the client and the project team.

  • High safety record and personal integrity
